What to expect when staying with us
Things to note:
Whole Home - When renting 100 Maple, you will have access to the whole home and property with the exception of two closets that we use for cleaning supplies and our personal belongings. We are available to answer any questions or assist you via phone or email, and have a team available to resolve any immediate issues that may occur. We love our time at Maple and want yours to be just as enjoyable. Let us know if there is something we can do or if something during your stay is not as expected so we can get it right.
Security - There are security cameras facing away from the house for insurance purposes and to monitor activity when the property is vacant. There is an HOA Patrol that keeps the private roads of the Subdivision safe and open to vehicular traffic (downed trees, snow drifts, etc), assists motorists, and monitors the neighborhood.
Wildlife - Proximity to nature and outdoor activities is a huge draw of the home and does mean that you may encounter wildlife during your stay at Maple. You may see deer, bears, coyote, birds, rabbits, insects, and other creatures. Following house rules should minimize negative interactions with wildlife.
Snow Clearing - In the event of significant snowfall, Sky Bryce Association does a great job keeping the main roads as well as the front and back streets that the home sits on clear. Note: this does not include walkways to the home. Deicer and shovels are in the home should you need them, however, we rarely get enough snowfall to be a large issue.
Recycling - Recycling bins are provided for your convenience, should you wish to use them, however, there is no recycling pickup available for Sky Bryce Association. Guests who wish to recycle their items can do so at Route 263 Recycling Center - East on Route 263 (Orkney Grade) going toward Mt Jackson and I-81. Unfortunately, any recycling left in the home will be discarded with the regular trash pickup.
By booking 100 Maple, you are agreeing to follow and comply with all house and HOA rules listed here and in the rental agreement. A rental agreement must be signed before access to the home will be provided. Failure to follow these rules and warnings may result in fees, fines, personal injury, damage to the property, and/or the termination of your stay.
Sky Bryce HOA Rules and Regulations
Sky Bryce Association, Inc. (SBA) Subdivision is a residential community comprised of property owners who are entitled to the enjoyment of their property. The following rules are established for the observance by all owners, guests and renters:
- Please be a considerate neighbor and observe quiet hours between 11:00 pm and 7:00 am.
- Posted Speed Limit on the private roads in Sky Bryce Subdivision is 25 miles per hour.
- To limit the threat of fire, outside fires are not permitted. Outside grills used for cooking are permissible but must be attended at all times when in use. Fire pits are allowed with the following rules:
- When in use, the outdoor fire pit must be constantly attended to by a responsible person (at least eighteen (18) years of age), who remains outside and within eyesight of the pit at all times until the fire is fully extinguished.
- The person attending the fire must have suitable fire suppression tools such as a fire extinguisher, water, sand, or shovel available at all times until the fire is fully extinguished. (Owner's note: There is a fire extinguisher in the garage as well as in the upstairs kitchen)
- Children must be supervised and pets kept away from a fire pit.
- Do not operate a fire pit during windy conditions.
- Before lighting the fire, all flammable materials such as leaves, grass, pine needles, and trash must be cleared from around the fire pit.
- Burning of yard waste, household trash, refuse, household debris, hazardous waste, treated wood, junk, rubber, plastics, tires, hazardous materials, oil or petroleum-based products, products of salvage operations, chemicals or animal carcasses is prohibited.
- Outdoor fire pit fires must be fully extinguished after use.
- Ashes removed from a wood burning fire pit must be fully extinguished and deposited in a suitable container. Ashes may be disposed at the Shenandoah County Landfill or Citizen Convenience Sites. (Owner's note: There is an ash bucket under the grill outside near the fire pit)
- Fireworks are NOT allowed.
- No gathering or harvesting wood from any property that you do not own or have permission to be on.
- Pets, when permitted, are to be kept under the control of a responsible person and must be of an unoffensive nature. (Shenandoah County has a Dog Leash Ordinance prohibiting owners from allowing dogs to run loose.) A dog not on a leash and not on the Lot of the owner, is considered “at large” and in violation of Covenant 6.21.
- All pet owners and those walking pets must immediately clean up the pet’s waste/feces, and then dispose of it in a closed trash container, within the owner’s regular trash, on the owner’s Lot, to help promote the overall appearance and sanitary conditions of the community.
- All vehicle parking must not obstruct or interfere with travel on subdivision roads or obstruct access to such roads.
- The use of mopeds, motorcycles and all-terrain vehicles is limited to entering or exiting the home from County roads.
- To prevent animals’ access to garbage or other waste, trash should be kept in sealed, sanitary containers and placed in containers or other equipment used for storage.
House Rules for 100 Maple
Check-in – Unless otherwise specified, check-in is at 4:00pm. You will have access to the home via electronic lock for the front and back door. Your personalized pin code will be set by you during the booking process and will provide access during your stay.
Check-out – Unless otherwise specified, check-out is at 11:00am. Please close and lock all doors and windows behind you, remove trash, wash dishes, and ensure that the house is in the same condition you arrived to (we will take care of the cleaning, disinfecting and laundry). While we do not charge a cleaning fee, if the home is left in a condition that requires cleaning or repair above normal wear and tear, you will be assessed an additional cleaning and/or repair fee.
Trash - You are responsible for keeping the property clean and free of litter during your stay. The instructions below are for using the household trash and garbage pick-up service. Trash must be in the trash containers beside the back driveway on Mulberry Avenue by 7:15 am on Mondays or prior to checkout. All trash (including pet waste) must be placed in plastic trash bags that are tied and placed in the trash cans by Mulberry Lane with the lids tightly closed so that dogs, crows, bears, and other animals can not tear bags open.
Max Occupancy and Parties / Events - Maple is on a quiet, residential street, with neighbors who live there year round. Parties or events with guests that are not on the listing are not allowed. Maximum occupancy of the home is 10 persons (6 adults max). Neighborhood quiet hours between 11:00pm and 7:00am must be observed. Violation of these rules will result in termination of your stay.
Security Deposit - A security deposit is required and will be automatically reserved for the booking. The automatic reserve is conducted by putting a hold or charge on the Guest's credit card prior to the arrival date. If, at the end of the rental period, the rental property is returned undamaged and clean beyond normal wear and tear, the Security Deposit will be released in full.
Smoking and open flames - There is no smoking allowed in the house or next to entrances or open windows. Smoking in the home shall result in the termination of guest occupancy with no refund of any kind and up to a $500 smoke damage fine. Candles and other open flames are not permitted indoors.
Illegal activities – Illegal activities are strictly prohibited and will result in an immediate termination of your stay.
Dogs and Other Pets - We welcome up to two, approved, house trained, and well-behaved dogs per stay (with $100 non-refundable fee for each dog). Dogs must not be left alone in the property without being crated. Dogs are not allowed on human beds and furniture – blankets are provided to cover the furniture if your dog can’t read and doesn’t care about our rules. Other pets and animals are not allowed. Unapproved animals will incur a $500 fine.
Appliances and Equipment – Guests should not attempt to repair, adjust, or tamper with any appliance or equipment during their stay, including security cameras, routers, and modems. Tampering with cameras or any equipment used to power or run them will result in immediate termination of your stay in addition to repair or replacement costs for any damaged equipment.
Securing the home – Guests should ensure the home is secure when they are in possession of it. Doors and windows must be locked and secured when leaving the home.
Sauna Rules and Warnings - Following these rules and warnings will keep you safe, keep the sauna clean and safe for everyone to use, and will ensure you and those after you will have a great experience. Failure to follow these rules and warnings may result in personal injury, damage to the property, and/or the termination of your stay. Guests must agree to follow all rules and warnings posted outside of the sauna.
- Persons under 18 or animals of any kind should not use or enter the sauna
- Do not use the sauna while under the influence of any type of alcohol, drugs, anticoagulants, antihistamines, vasoconstrictor, vasodilators, stimulants, hypnotics, narcotics, tranquilizers, medications which interfere with regulating temperature, or make you drowsy
- Do not use the sauna without prior medical consultation if you are ill, pregnant, have heart disease or conditions, diabetes, uncontrolled high or low blood pressure, circulatory or respiratory problems, seizures, or epilepsy. Guests with other health conditions should check with their doctor before entering the sauna
- In short, the only items allowed inside the sauna are: yourself, clean swimwear, towels, robes, plain water, plastic cups, and the provided sauna water bucket and ladle. The only beverage permitted is plain water in a plastic cup – avoid setting it near the heater
- Do not smoke, exercise, or eat in the sauna room
